If you are looking to sell in the Fresno real estate market, there are certain strategies that you and your Fresno real estate agent should get right in order to position your home on the market to sell for the best price. Understand that you are competing with other Fresno homes for sale, so position your home to compete!
Is your home located near the great shopping, dining, and entertainment in River Park or how about Fig Garden Village? Or maybe you’re talking to a parent whose son or daughter is going to college at Fresno State? Is your home located near one of the many golf courses in Fresno like Fig Garden GC, Riverside GC or one of the many country clubs like Fort Washington GC or Copper River? Highlighting the location of your home is just the beginning.
A clever strategy to sell for the best price is to spy on the competition! This article will discuss how to execute and implement this strategy helping you get the best price for your home.
How to spy on the competition
For starters, you’ll need to go check out the competition to see how their home compares to yours. Note that it is not necessary to cross the city. Your competition is the Fresno homes for sale around you within a few miles. Also, if your house is 2100 square feet, the mansion 4000 square feet per mile away is not your competition. Look for other houses for sale that are similar and comparable to yours.
Visit comparable Fresno homes for sale near you while taking note of the pros and cons of each. You don’t have to overdo it, but keep in mind the obvious advantages and disadvantages in every home.
You’ve done your spying, now what?
With your notes on other comparable Fresno real estate for sale, you can feel good about the features of your home that are best. Now you want to take your home to the next level with low-cost cleaning, improvements, and adjustments to your home’s features. Do the low cost things that you saw in the houses of the contests that you can do in yours.
And I can’t stress “low cost” enough. You don’t need to remodel your kitchen to get the best price… the more improvements you can make, the more likely you are to get the best price. You want to make upgrades like rocker light switches, new outlets and faceplates, wash the windows, green up the lawn, make the flower beds look sharp, or other low-cost improvements you’ve seen in other houses that you could do in yours.
You have to COMPETE and be SMART when selling Fresno real estate! This is why I can’t say it enough, you need to find a Fresno real estate agent who will compete on your behalf and be a true asset to your home sales team.
Good luck with the sale of your house!
