Many mobile car wash owners believe that when they start out they need many contracts with businesses, buildings, and property managers to gain car wash exclusivity. And it would be smart to have several such contracts drawn up when requested. More importantly, you will need a copy of your liability insurance policy. Here is a recurring question that I get from those who want to start their own mobile car wash business; “Do you have a model agreement or contract with office buildings to provide your car wash service there?”
The answer to this question is yes, all the big mobile car wash companies have many different types of agreements, but not necessarily with office buildings. If you’re looking to service large parking structures, you’ll often make the deal with the valet, not the building, though you also need to keep the building’s security and maintenance people happy.
Generally, a parking service company has the right to manage the parking lot and is in charge and you would be under their control. So in a large office building you will find this more often than not. In the case of large office complexes, you’ll most likely be dealing with the property management company and need their permission, so you’ll need to meet with them, show them your insurance, and maybe do a couple of sample washes. Don’t be surprised if someone is already servicing the building on a weekly basis, as mobile car washing is a highly competitive business. If you stay in touch, you can eventually get the bill if current mobile washers break down, go off to college, or run into trouble with employees as they expand because they bite off more than they can chew. Think about this.
